What makes Mojave special?

Phase II homes start at $589,900 for 1,459 sq ft of conditioned living space, a double garage, and a private rooftop deck — plus the great features carried over from Phase I.

Step Code 4 is one of BC’s highest energy-efficiency standards — about 40% more efficient than a standard build. For you, that means lower utility bills and greater year-round comfort. 

Very unlikely. Mojave’s party walls are built to STC 61 — well above the building code standard of STC 50. Each shared wall is a double assembly: two layers of 5/8″ Type X drywall, acoustic insulation, staggered studs with a 1″ air gap, more insulation, and two more layers of 5/8″ Type X. At STC 60+, even loud speech next door is virtually inaudible. 

They’re among the largest in the Okanagan — 643+ sq ft with lake and mountain views — and every deck includes a covered portion, so you get full sun and shade in Canada’s warmest climate. Decks are fully serviced with gas, electrical, and water. Phase I homes include a full outdoor kitchen with plumbing; Phase II homes offer it as an available upgrade. 

Yes — every rooftop patio is engineered to support a hot tub and comes pre-serviced with electrical and water hook-ups. 

Yes — every home is EV charger ready, wired for up to a 240V (Level 2) charge option in the garage. 

Phase I homes feature a premium European-inspired package: a Blomberg 36″ counter-depth French door fridge, 30″ pro-style gas range, and dishwasher, with LG washer and dryer. Homes with suites include a full second appliance set. Phase II appliance packages will be confirmed at release. 

Do any homes include a suite?

Yes — four Mojave homes include a self-contained suite with its own appliances, ideal for extended family, guests, or rental income to help offset your mortgage. Only one suite home remains available — contact our sales team to view it.

Yes — every home is covered by BC’s 2-5-10 New Home Warranty: 2 years on materials and labour, 5 years on the building envelope, and 10 years on structure. 

Yes — a 20′ × 40′ outdoor pool anchors Mojave’s resort-style amenity area, along with a separate hot tub, lounge area, and relaxation cabanas. It’s part of the community build-out, targeted for completion in Summer 2027.

Very. Mojave is an 8-minute walk from Legion Beach Park’s long sandy beach, and schools, playgrounds, a splash park, and public transit are all within easy walking distance.

Rentals of one month or longer are permitted under Town of Osoyoos bylaws, making monthly and seasonal stays a great option. Please check with the Town of Osoyoos to confirm what is currently allowed.

Yes. Mojave’s strata bylaws have no rental restrictions — owners are free to rent their homes, provided rentals comply with municipal bylaws. 

Yes. Unit 2 is a proven performer — currently tenanted and delivering a 5% cap rate. Ask our sales team for the investor package.
